Major home renovations can require multiple vendors. Designers, framers, material suppliers, tile installers, finish carpenters; the list is endless. All with different ideas, different schedules and most importantly different personalities.
For major renovations, hiring a general contractor is advisable, they coordinate these things all day long.
But what about the smaller projects that require a few vendors and significant coordination but are too small for the cost associated with a general contractor?
What about projects for aging parents whose adult children cant afford the time required to coordinate a project for their parents?
What about people who split time locally with another residence and physically cannot be present to ensure multiple contractors arrive at the shared vision?
We built a solution where they report to us and we report to you.
Years spent in the remodeling industry have given us insight into actual project costs, acceptable levels of profit and overhead and red flag for high prices; as well as insight into coordination of multiple vendors without daily interaction from the homeowner and a regular site visits to ensure execution of your final vision.
We serve as your proxy during all phases of the project.
No secret profits
Real estate professionals are prohibited from making "secret profits" during a real estate transaction. This ensures that agents cannot recommend a certain vendor and make money without disclosing that money to the client.
While the tenure in your home is not "during a real estate transaction", we hold ourselves to that requirement regardless.
As a hypothetical example, your parents need new windows, a roof replacement and a fresh exterior paint job. We solicit bids and review them with you, coordinate all three contractors of your choosing, advising on the correct order of events (roof first, then windows with paint bringing it to a close) and work with them lining up schedules, checking they are moving forward and that the final product matches the written agreement. When issues arise, the contractors call us, we discuss solutions so we can present you with answers, not problems. We charge you 10% of the amount of each contractors final invoice for our efforts plus $75 per site visit. We make a little doing the job you simply don't have time for while you receive the finished product you want.
Most importantly, you know what we make and you enjoy the convenience.
Why do we do this?
10% of a $6000 house full of windows is $600, hardly enough to retire to a beachfront when we are older; so why?
